1. Introduction
These terms govern your use of gadsdenvaluations.com, operated by Gadsden Valuations Limited (Company No. 17079555), registered in England and Wales. By accessing or using our website and services, you agree to be bound by these terms. If you do not agree with any part of these terms, you should not use our services.
2. Service Description
Gadsden Valuations provides automated property valuations and backtesting services for residential properties in England and Wales. Our valuations are produced by a statistical model that analyses Land Registry transaction data, Energy Performance Certificates, and other publicly available datasets to generate estimates of market value.
Our valuations are not RICS Red Book valuations. They are not formal survey reports and do not involve a physical inspection of the property. Each valuation is a statistical estimate accompanied by a confidence level, comparable evidence, and a stated margin of uncertainty. They are designed for use within professional workflows — not as a sole basis for major financial decisions.
3. Account Registration
To use our valuation services, you must register an account using a valid email address. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Each account is intended for use by a single individual.
Organisation accounts allow multiple users within the same organisation to share a common credit pool. The organisation administrator is responsible for managing members and invitations. We reserve the right to suspend or terminate accounts that we reasonably believe are being misused.
4. Valuations and Credits
Valuation credits are purchased in bundles. Credits are consumed when a valuation is requested and successfully returned. Credits are non-transferable between organisations and are associated with the purchasing account or organisation. Unused credits are fully refundable upon request.
Each valuation is a statistical estimate with a stated confidence level and prediction interval. Valuations should not be treated as investment advice, legal advice, or a substitute for a physical survey or professional valuation where one is required by regulation, lender policy, or the circumstances of the transaction.
You acknowledge that property valuations inherently involve uncertainty and that actual transaction prices may differ from our estimates.
5. Backtesting
Our backtesting service allows you to upload historical transaction data and compare our model’s estimates against actual sale prices. Backtesting is provided free of charge and on an unlimited basis for registered users. Results are generated for your own assessment purposes and are provided as-is, without warranty as to completeness or fitness for any particular purpose. We do not guarantee that the backtesting service will remain available indefinitely and reserve the right to modify or discontinue it at any time.
6. API Access
API access is included with the Starter bundle and above. The API allows you to request valuations programmatically for integration into your own systems and workflows. API usage is subject to reasonable use. We reserve the right to rate-limit, throttle, or suspend API access for any account that we reasonably determine to be abusing the service, making excessive requests, or using the API in a manner that degrades service quality for other users.
7. Intellectual Property
Our valuation model, methodology, training data pipelines, website content, branding, and all associated intellectual property are owned by Gadsden Valuations Limited. You may not reverse-engineer, decompile, or attempt to extract the underlying model or algorithms.
You may use the valuation outputs — including point estimates, confidence scores, comparable evidence, and PDF reports — for your own internal business purposes, including sharing them with clients, colleagues, and counterparties in the ordinary course of business.
8. Limitation of Liability
Our valuations are statistical estimates produced by an automated model. While we take every reasonable step to ensure accuracy, we do not and cannot guarantee that any valuation will reflect the actual market value of a property or the price at which it would transact.
Gadsden Valuations Limited shall not be liable for any loss, damage, or expense arising from decisions made on the basis of our valuations. This includes, without limitation, losses arising from lending decisions, investment decisions, purchase or sale decisions, or any other reliance on our outputs.
To the maximum extent permitted by law, our total liability to you in respect of all claims arising from or in connection with your use of our services shall not exceed the total fees paid by you in the twelve months preceding the claim. Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.
9. Data Protection
We take your privacy seriously. Full details of how we collect, use, and protect your personal data are set out in our Privacy Policy. By using our services, you acknowledge that you have read and understood our Privacy Policy.
10. Governing Law
These terms are governed by the laws of England and Wales. Any disputes arising from or in connection with these terms or your use of our services shall be subject to the exclusive jurisdiction of the courts of England and Wales.
11. Changes to These Terms
We may update these terms from time to time to reflect changes in our services, legal requirements, or business practices. The updated terms will be posted on this page with a revised “last updated” date. Your continued use of our services after any changes constitutes your acceptance of the revised terms.
